TRPA Pre-Submittal Plan Check

Effective April 14, 2008

All plans must be approved for meeting Fire Department Access and Defensible Space Requirements prior to being submitted to the TRPA. This plan check is separate from the pre-existing requirement to have siding, roofing, and automatic sprinkler systems approved by the Fire District. Commercial occupancies may have additional plan review requirements. The "pre-TRPA" plan review is strictly for access and defensible space. As such you do not need a complete set of plans for this submission. Please submit the plans required by TRPA PLUS ONE SET FOR THE FIRE DISTRICT TO KEEP.  

The following guidelines are to be used for all submittals to the Fire District for the Defensible Space Landscape plans and Fire Department Access Plans for Fire District pre-approval of building permits before they are submitted to TRPA.

All information for Defensible Space and Fire Department Access can be combined onto the same sheet

 Inclusion of instruction blocks, detailing vegetation modification and/or removal is highly encouraged.

Covering all bare soil with pine needles and/or combustible mulch within 30’ of the structure is no longer required or permitted.

 Defensible Space: 

 

 

  • Minimum 18" X 24" sheet
  • No larger than 2’ contour lines
  • All current and proposed structures on the property must be indicated
  • All property boundaries must be indicated
  • Scale indicated
  • North indicated
  • Trees and vegetation taller than 3’ must be indicated, specify size of tree in DBH.
  • Individual plants or brush fields 20 square feet or larger in area must be indicated
  • Drip lines of trees should be indicated
  • Roads and driveways in and abutting the property must be indicated
  • List of common names of existing and proposed vegetation within 30’ of the structure.
  • Minimum 18" X 24" sheet
  • Height of proposed structure
  •  

    Fire Department Access-

    1. No larger than 2’ contour lines
    2. All current and proposed structures on the property must be indicated
    3. All property boundaries must be indicated
    4. Scale indicated
    5. North indicated
    6. All roads and driveways in and abutting the property must be indicated
    7. Roads and driveways inside the property boundaries must indicate slope
    8. Any current or proposed fire hydrants on the property must be indicated
